of Luojiang Xinyang Area Urban Renewal (Phase I) Project
: Luojiang Xinyang Area, east side of Yangguang North Road, south side of Jingqi Road, west side of Wanhong Road, north side of Fubin Street, west side of Weisi Road and north side of Xueyuan North Road.
Construction Scale: The project includes three sub-projects: education project (middle school in the central functional area of Luojiang River), directional pricing commercial housing project and municipal infrastructure project (municipal infrastructure supporting project in Xinyang District of Luojiang River, municipal infrastructure supporting project in Xinyang District of Luojiang River-flood drainage canal project). Of which:
① The education project (middle school in the central functional area of Luojiang) has a total land area of 59503 ㎡ (about 89.25 mu), a plot ratio of 1.43, a building density of 33.33%, and a proposed total building area of 105411.39 ㎡, of which the capacity building area is 85086.94 ㎡. The non-capacity building area is 20563.41 ㎡, and it is planned to set up 54 classes, including 30 classes for junior middle school and 24 classes for senior middle school. This project adopts assembly construction, and the single assembly rate is not less than 50%. The main construction contents include two five-storey teaching buildings, one eight-storey complex building, one one-storey gymnasium (including wind and rain playground, underground stadium), one 12-storey staff dormitory, two 11-storey student dormitories, guards, fire control rooms, equipment rooms, non-motorized garages, underground garages, rostrum and track and field. As well as greening, roads, outdoor integrated pipe network and other supporting projects, of which the building height of the faculty dormitory is 39.8 m, and the maximum span of the lecture hall is 44.5 m;
② Directional pricing commercial housing project, with a land area of about 60.21 mu (including about 2 mu of land for folk houses), 1.0 & lt; plot ratio ≤ 2.9, building density ≤ 18%, green space ratio ≥ 35%, building height ≤ 80m; The proposed total building area is about 162107 m2, of which the capacity building area is about 116406 m2, the non-capacity building area is about 45701 m2, the area of resettlement houses repurchased by the tenderer is about 55981 m2, the area of commercial houses sold by the tenderer is about 55484 m2, the commercial building area is about 2543 m2, and the building area of public service facilities is about 1478 m2. The building area of equipment and other rooms is about 920 ㎡;
③ Municipal infrastructure project (Luojiang Xinyang Area Municipal Infrastructure Supporting Project, Luojiang Xinyang Area Municipal Infrastructure Supporting Project-Flood Drainage Channel Project), including 6 municipal roads and 1 flood drainage channel, with a total length of about 3827.645 m, of which Fubin Street starts from the existing Yangguang North Road, extends from west to east, and ends at the existing Wanhong Road. The length of the road is about 790m, the width of the red line of the road is 40m, it is a two-way six-lane urban trunk road with a design speed of 50kmh; Jingqi Road starts from the existing Yangguang North Road, extends from west to east, and ends at the existing Wanhong Road, the length of the road is about 613m, the width of the red line of the road is 30m, it is a two-way four-lane urban secondary trunk road with a design speed of 40kmh; Wanbin Street starts from the existing Yangguang North Road, extends from west to east, and ends at the existing Wanhong Road, with a road length of about 687.20 m, a road red line width of 24 m, two lanes in both directions, an urban branch road, and a design speed of 30kmh; Weisi Road starts from Xueyuan North Road, extends from south to north, and ends at Jingqi Road. The length of the road is about 845.335 m, the width of the red line of the road is 20 m, two-way two-lane, urban branch road, and the design speed is 30 km/H; Hengtai Road starts from Xueyuan North Road, extends from south to north, and ends at Fubin Street. The length of the road is about 351.154 m, the width of the red line of the road is 16 m, two-way two-lane, urban branch road, and the design speed is 20 km/H; Xueyuan North Road starts from the existing Yangguang North Road, extends from west to east, and ends at Hengtai Road, with a road length of about 542.686 m, a road red line width of 18.16-19.02 m, two-way two-lane, urban branch road, and a design speed of 20 km/H; Flood drainage channel: It is located at the north side of Wanbin Street. A new 1-8 x3.8 m box culvert is built at the design starting point to connect with the existing bridge of Yangguang North Road. The channel extends from west to east. A new 1-16 m widening bridge is built at the design end point to connect with the existing bridge of Wanhong Road. The implementation length is about 612.832 m. The width of the flood drainage channel is 12 m and the height is 4.7 ~ 5.7 m;
